About the land

The property gently slopes from Highway 5 at kilometer 22 to Percebu Lagoon and the Sea of Cortez. It is currently undeveloped without roads or septic, power, and other services. It sits on a lagoon that fluctuates from 1–15 feet in depth depending on the tides. The front of the property is soft sand, while the remaining areas are sandy desert terrain with wildlife and native plants. With the sloping nature, a view of the sea can be seen from most parts of the property.
Highway 5 is a well-traveled route for tourists adventuring to La Paz, Cabo San Lucas, and other parts of Mexico, offering opportunities to develop services like a gas station, convenience store, and restaurant. Off-road races take place nearby and off-road vehicles are frequently seen traveling along the oceanfront beach area. Chenowth Legacy Lodge, a premier destination for off-road enthusiasts built by legendary off-road racing pioneer Lynn Chenowith, is a short walk to the north. To the south are walking trails and nature.
The land is not part of an Ejido. It has been privatized and the title is held in a Mexican corporation.

The vision and opportunity to invest
I am an Architect and Building Contractor in Baja and have been designing, building, and remodeling homes on the Baja coast, between Rosarito and Ensenada, for the past 15 years. San Felipe has been a vacation spot for me, my family and friends where we enjoy the warmth and outdoor adventures together.
My vision for this opportunity is to find like-minded, innovative thinkers to share this land with and build a cooperative village that we can all enjoy and benefit from. Each owner will collectively own the entire parcel, and together, we will build your home and determine community use for other areas of the property. A shared workshop, pool, fire pit, tennis or pickleball courts are additional ideas.
I am looking for an initial 21 like-minded individuals to buy in and own an equal share of the corporation that owns the land. Each of the 21 partners will be assigned to a specific homesite with development rights based on the buy-in tier. The structure circumvents the need for subdivision of lots and environmental impact studies required for resort and maritime concession development by the Mexican government.
Security is important. An onsite guard who lives on the property will be necessary. Additionally, a storage barn for community maintenance work will need to be built.
All partners will collectively support home builds and provide resources that all partners can benefit from—architects, contractors, designers, etc. Given my background, I will also provide support and guidance. We will be a like-minded group with a creative and innovative vision that we ideate and build together.

Buy-in price varies based on homesite location.
Based on a survey that was conducted by a civil engineer, there are 10 oceanfront homesites that are 10 meters wide by 40 meters deep (400 square meters). Two are reserved—one for my family and one for community beach access—leaving 8 available. Additional sites can be developed in the second, third, and fourth rows.
Once the initial 21 partners acquire homesites, we can discuss as a group how to utilize the remaining land—build community services, extend ownership to additional partners, develop highway frontage land for commercial use, and more.
